GP surgery leases tend to be for around 10-20 years depending on the type and age of the property and the NHS will generally reimburse the rental charges under the lease. Therefore, for the investor it is seen as a very safe investment as GPs benefitting from rent reimbursement are thought unlikely to default on payment of rent.
