Notional Rent Review

Is your notional review due? Are you receiving the correct reimbursement for your practice? Let us undertake a free initial assessment and we can let you know.

Notional rent reimbursement (also known as current market rent) is assessed every 3 years by the District Valuer or Health Board surveyor in Wales, on behalf of the NHS. As a GP surgery, you need to ensure that the amount proposed by the NHS is fair and accurate.

BW Healthcare Surveyors help and support thousands of surgeries with their notional rent reviews. From assisting with the completion and submission of the CMR1 forms (which instigates the review process with the NHS) to undertaking an inspection of the practice to identify whether an appeal is appropriate.

Before lodging an appeal with the NHS, one of our specialist primary care surveyors will undertake a thorough and professional review of the figures and calculations to identify whether a notional rent appeal is required. For instance in some cases, mistakes in measurement and car parking space allocation can lead to incorrect assessments while in other cases (or indeed both) the valuation rates can be unreasonably low. Following our inspection we will form an opinion of value and if we consider the notional rent to be incorrect, we will contact the necessary NHS department to instigate a notional rent appeal and negotiate with the District Valuer or Health Board surveyor in Wales until a settlement is reached.

As specialist GP premises surveyors, BW Healthcare Surveyors team have over 100 years combined experience helping GP practices secure increases in their triennial notional rent reviews, which in turn can increase the capital value of the surgery. We pride ourselves on our no-nonsense approach and competitive performance related fee structure.

If we are unsuccessful in achieving an increase for a GP practice through our negotiations then we won’t charge a fee. In short, there is no risk for a practice in allowing us to look at their notional rent assessment.

Despite some NHS notification letters stating a 3-month or even 28 day timescale, GP contractors have a period of 3 years to lodge an appeal against their notional rent proposal. So get in touch with one of our expert advisors today and we would be more than happy to arrange a free initial assessment of your latest or historic notional rent notifications.
