GP premises become dated and obsolete over time as design standards, regulations and expectations change. Some surgery premises are converted from old residential premises or, whilst even purpose built, were built decades ago and if not improved over the years can become non-compliant which can have potential consequences to the practice such as impacting its CQC rating. Being non-compliant could put the practice at risk from continuing to provide services with the worst-case scenario – albeit unlikely – closure.

Both improvements and developments should result in increased rent reimbursement for the GP practices who own the site. Given rental income is a major factor in determining the capital/sale values for GP surgery sites, increases in rent in turn can increase the value of the property.

Extensions and most major improvements ALWAYS require the prior approval of the NHS before any works commence. If you do not secure prior approval, it is likely that the practice will not receive NHS rent reimbursement (notional rent/current market rent) on the new accommodation/improvements.

From the completion of a business case or project initiation document (PID) through to negotiation with the NHS/District Valuer for the reimbursement of rent.
